House hunting can be an exciting but overwhelming experience, especially if you are a first-time homebuyer. It’s easy to get swept up in the thrill of finding your dream home, but it’s important to approach the process with a clear plan and realistic expectations. It's important to know how to go house hunting and find your perfect home.

Determine your budget

Before you start your search, it’s important to know how much you can afford to spend. Calculate your monthly income and expenses and factor in any potential home-related costs such as property taxes, insurance, and maintenance. Get pre-approved for a mortgage, so you have a clear understanding of how much you can borrow and what your monthly payments will be. Once you have a budget in mind, you can start to focus your search on homes that fit within your price range.

Define your must-haves and deal-breakers

Make a list of your must-haves and deal-breakers for your new home. This will help you narrow down your search and avoid wasting time looking at properties that don’t meet your needs. Must-haves might include the number of bedrooms and bathrooms, a certain type of kitchen or outdoor space, or proximity to schools and public transportation. Deal-breakers might include a poor location, a lack of natural light, or major repair issues.

Research neighborhoods

Research neighborhoods that fit your lifestyle and needs. Look for areas that are safe, have good schools, and are within your budget. Consider factors such as commute time, access to amenities such as parks and grocery stores, and the vibe of the community. Drive around the neighborhoods you are interested in and get a feel for the area.

"I would make a day of house hunting, with the first half attending an event in the area and the second half looking at houses in neighborhoods in the same town as the event," suggests Becky Brown, Broker/Realtor® with KBT Realty Group. "House hunters can switch the order: visit homes in the area to get an idea of the neighborhood and then celebrate your hard work by attending an area event afterward. That way, socializing with new and old friends and working on personal real estate goals can be done on the same day with plenty of time for both."

Use online resources

Use online resources such as real estate websites and apps to search for properties that fit your criteria. These platforms allow you to filter your search by location, price, number of bedrooms and bathrooms, and other features. You can also create a free user account to sign up for email alerts that notify you when new properties come on the market that fit your search criteria.

Find a real estate agent

Finding a real estate agent that you "click" with is a big step in getting help you with your search. An experienced agent can help you find properties that fit your criteria, negotiate with sellers, and guide you through the buying process. They can also provide you with valuable insights into the local real estate market and help you make informed decisions.

Attend open houses

Attend open houses to get a feel for different properties and neighborhoods. Take notes and pictures to help you remember each property and make comparisons later on. Ask the seller’s agent any questions you have about the property, including its history and any recent upgrades or repairs.

Be prepared to act quickly

In a competitive market, it’s important to be prepared to act quickly when you find a property you like. Make sure you have your financing in order and be prepared to make an offer if you find a home you love. Work with your real estate agent to make a strong, competitive offer that stands out from the rest.

House hunting is a fun and exciting experience if house hunters approach it with a clear plan and realistic expectations. Determine a budget, define must-haves and deal-breakers, research neighborhoods, use online resources, work with a real estate agent, attend open houses, and be prepared to act quickly when you find a home you love. With a little bit of preparation and patience, you’ll find the perfect home for you and your family.
