Househunting in 2025? Start with Open Houses Now!

People often attend open houses without a specific objective; they may not be ready to buy, or haven't yet made the decision about where and when they are going to look for a new home. They may just be "nosy" neighbors: open houses are for everyone!

Others may be ready to write an offer when they find the perfect house. Some are already working with a real estate agent, and spending a casual day on their own looking at homes that don't fit a specific location or price objective, while checking in with their buyer's agent.

Many people who go to open houses are out on their own, and may be visiting a number of open houses as an opportunity to interview real estate agents in a casual, no-pressure environment. So what should you look for during an open house?

KBT's builder client, JD Signature Homes, has a Christmas present for home buyers, just in time to make your new home for 2025 more affordable! In Hampstead's Reserve at Ashewood, the eight new construction homes have prices improved by $12k to $35k, with the average price per sqft now at $209.

At Port City Preserve, a new build townhome community on Masonboro Loop Road in Wilmington, there is a price improvement averaging $28k, which is a $20k to $40k decrease in list price. Deposits in Port City Preserve have been updated to 5% of the purchase price.

Here's something to think about during our little cold snap.

Generally, a townhouse is less expensive to heat than a house because townhouses share walls with neighboring units. Shared walls retain heat and reduce heat loss through exterior walls. This results in lower heating bills compared to a freestanding house with more exposed wall surfaces.
