Is This the House for Me?

Is This the One? How to Know When You’ve Found the Right House

Finding the right home isn’t always a love-at-first-sight moment. Sometimes it’s a feeling; other times, it’s realizing that the location, layout, lifestyle, and numbers simply make sense. And when you’re buying in Southeastern Coastal North Carolina, there are a few extra considerations—from insurance and flood risk to HOA fees and proximity to the lifestyle you came here to enjoy.

So how do you know when it’s time to stop scrolling through listings and start thinking about making an offer? We’ve rounded up 10 signs that you may have found the right house—and why the goal isn’t necessarily finding a perfect home, but finding the one that’s right for you.

5 Questions Every Home Buyer Should Ask Their Buyer’s Agent

  • How well do you know the area where I want to buy? A knowledgeable local agent can offer insight into neighborhoods, commute times, amenities, development plans, flood zones, HOA considerations, and other factors that may affect your decision.
  • What should I know about the current market before I start making offers? Ask about inventory, competition, days on market, seller concessions, and how much negotiating room buyers currently have.
  • How will you help me determine what a home is really worth? Your agent should be able to review comparable sales and current market conditions so you can make an informed offer rather than relying solely on the listing price.
  • What should I look for beyond the house itself? A good buyer’s agent helps you consider the bigger picture—including property taxes, insurance costs, HOA dues, potential flood insurance, resale considerations, and upcoming development nearby.
  • How will you represent and communicate with me throughout the transaction? Ask how the agent handles showings, negotiations, inspections, deadlines, and communication—and what you can expect from them from your first showing through closing.
