What if your real estate agent told you that any home buyer could become a cash buyer?

Sounds too good to be true, right?

Real estate brokers run across situations every day where a buyer doesn't have as much power with a deal that is being financed because of offer contingencies, or they are in competition with multiple offers - a situation that comes up quite often - on the property of their dreams.

If the buyer is a cash buyer, that helps get the job done

KBT Realty is promoting a new tool that makes it possible for pre-approved buyers to become cash buyers. This tool works in a wide variety of real estate buying and selling scenarios.

A buyer might own a house in Kentucky, for example, and they have found a house in the Wilmington NC market that they want to purchase. Or they could have a house in Wilmington that they need to sell in order to be able to buy a different house in the area. That's one situation: a buyer has found a house they want to buy, but they can't close on it - or even make an offer on it - until they sell their current home.

This program bridges that gap by providing a solution that allows home buyers to get into the new home before selling their current home, and that also gives them another layer of advantage in that they become a cash buyer.

Deals for pre-approved buyers in this program can close in as few as seven days, or can close in 90 days, or however long the buyer needs it to work for their unique situation. This tool adds an advantage to the buyer in terms of negotiating, and also in bridging the gap of having to sell a house before closing on another home.

There are some particulars that make a buyer eligible to participate in the program, including pre-qualifying with their lender, and making an offer on a home that has been inspected and certified through the program. A real estate broker certified in using this tool can help both buyers and sellers navigate the process.

There are so many ways that a first time buyer, or any buyer can use this program.

Scenario One: Your Home Must Sell Before You Can Buy

If you have a home in Kentucky, Georgia, anywhere else in the country, or in the local market, that you need to sell before you buy your new home, this program can make you a cash buyer for the new property to make sure that you win the deal, and that's without having sold your home first. That means there is no contingency attached to your offer on the new home.

Scenario Two: Sellers Are Guaranteed a Sale

After due diligence, real estate in this program can be guaranteed to sell because the buyer comes to the negotiation without any contingencies. Having a home that is certified and approved as eligible for a participating buyer makes the listing more attractive.

Scenario Three: Your Financing May Be Delayed

If a buyer is knee-deep in the closing process, and something comes up in their finances that requires additional paperwork, it could result in a delayed closing. If this program is running side-by-side with their mortgage financing, the buyer can still guarantee the close. The buyer doesn't have the glitch of coming down to the eleventh hour and suddenly being told that something has popped up that requires more documentation, and delaying the closing as a result. These kind of issues don't kill the deal, but they can push it back a week or more, make the buyer a nervous wreck, and aggravate the seller.

There is no catch; the program truly allows both buyers and sellers to win in every aspect of the deal. It helps both get to the finish line much quicker. This is a new program that offers the type of financing opportunity that realtors don't see very often, and it promises longevity.

This is going to help buyers get into homes much quicker, close much more quickly, and be free of contingencies that can muck up a deal.

This program is a win for buyers, a win for sellers, and a win for agents.

There is literally no cost for the buyers in any deal. The seller is always responsible for paying a fee; it's the same percentage fee for any deal. A real estate broker can explain the details of the program and map out exactly how it will work in your situation. One buyer, two buyers, or twenty buyers... two sellers, or twenty sellers. It's the same program for everyone.
