With the spirit of Thanksgiving, we are looking back at a year that has been fraught with challenges, and overflowing with opportunity.
KBT Realty Group and our partners have had the privilege of serving hundreds of clients with what for many is the largest financial transaction of their lives: buying and selling real estate. Despite the challenges of a global pandemic, lockdowns/re-openings, travel restrictions, personal interaction restrictions, and redefining the way we all are managing our work- and home-lives, at KBT, we have both survived, and thrived.
I am so thankful for the continued support of my friends, clients throughout the whacky year!

Call KBT, and the person who most likely picks up the phone is Janine Pugh, Director of Client Development. "Of the Kirk and Janine Pugh marriage, I'm definitely the social one," Janine laughs. "I love being able to talk with people and connect with them."
With a personality that is, as she describes it, very chatty, very outgoing, and very personable, Janine is perfectly suiting for her role at KBT.
For five years, Janine has been working with people who register on the KBT Realty Group website. If they are considering moving to the southeastern coastal North Carolina area, she is one of the first people at KBT that they are going to interact with.
Janine's job is to work with prospective buyers to determine which communities they are considering, what their lifestyle is going to be like when they get to the Wilmington area, and to help them narrow down the types of neighborhoods they are thinking about, as well as the types of homes they are thinking about. ...

What is a Home Appraisal?
A home appraisal is a judgement on the value of a home, conducted by a state-licensed or certified appraiser. An appraisal is the appraiser's professional opinion of a property’s value. The appraiser bases an appraisal on research into recent sales of comparable homes in the area, and on an assessment of the property and improvements. The final appraisal is based entirely upon the appraiser’s educated judgment. This is the value that is submitted to the buyer's lender before final loan approval for a specific property.
A bank or mortgage lender will require an appraisal to help gauge the risk of making a loan at a specific dollar amount. Because the actual property serves as collateral for a loan if the borrower defaults on the loan, the lender must ensure that the actual loan is not larger than the appraised value of the property.

Alecia Walker, Broker/Realtor, has been selling real estate for two years. Prior to real estate, she tried her hand at selling cars, but decided that wasn't the best use of her skills. She was in the Marine Corps for ten years before that, getting out in 2017.
She joined the Marine Corps right out of high school. Alecia did boot camp in Parris Island, South Carolina, and then did additional training at Camp Lejeune, North Carolina. Her military career took her to Camp Pendleton, in southern California, and Oahu Hawaii. She has two children - a Hawaii baby, and a North Carolina baby.
She has been out of the Marine Corps for three years, and is happy making Jacksonville her home. She loves the ever-changing, friendly, supportive and largely military family environment of the Jacksonville.
