Kirk Pugh, Broker/Realtor with KBT Realty Group - Keller Williams, in Wilmington North Carolina, reflects on 2020, a year which is in now in hindsight.
Eight days into 2021, and Kirk sees that the new year has started with a bang.
2020 was a challenging year for everybody on many different levels, although in real estate not one, Kirk reflects. Instead of talking about numbers, success, and patting the KBT Realty Group team on the back, suffice it to say, Kirk notes, that Wilmington North Carolina has a fast-paced, rapidly growing, dynamic real estate market that is extremely beneficial for sellers right now.
Certainly we can sell a house for top-dollar, in this market, in Wilmington, today, Kirk says. The challenge is, where does that seller go? Are they trading laterally, are they downsizing either from a location standpoint or a pricing standpoint?
For sellers today making a decision about selling, is the value of the sale great enough to buy you out of the pain-in-the- ...

There’s a certain magic to making the home-buying experience a positive one for out-of-town buyers. It’s about knowing how to pivot and work with the unique situation each cross-country real estate transaction presents. Everyone, from the Realtor and the loan officer, to the moving company, must be able to work across state lines. That takes experience and knowledge.
Added challenges, like COVID-19 pandemic health guidelines or travel restrictions, can make long distance home searches even more difficult.
“In light of the uncertainty in today’s world, travel is more difficult, viewing homes is more difficult, and yet still the market is competitive and fast-paced,” says Kirk Pugh, Broker/Realtor with KBT Realty Group - Keller Williams Innovate. “It is important for buyers to utilize technology and a true local expert to help guide them through the process. An agent should be able to help virtually select and eliminate prope ...

Meet Johna Herbinger, Broker Realtor with KBT Realty in Wilmington NC. Johna moved to the Topsail Island Beach area a year ago, from New York state. She and her family wanted to be near the water, and chose Surf City because it was the closest she could get without being directly on the beach.
She often walks the beach before sunrise. Every Wednesday morning, she volunteers with the Topsail Turtle Project, walking one mile of beach looking for turtle nests during nesting season.
Johna points out that Realtor.com recently posted an article that states Topsail Island is one of the most affordable beach communities in the United States. The name "Topsail" actually came from the pirates who used to hide behind the island on their ships, waiting to see the tops of the sails of ships to attack for riches.
Johna sells real estate from Hampstead south to Holden Beach: the whole southeastern North Carolina coast. She is happy to introduce prospective buyers to the many ...
