Armed with clear information on Home Warranty HVAC inspections, many buyers and sellers opt to contract for this service. The upfront payment for an HVAC inspection is usually in the range of $85, and considering the potentially hefty cost of HVAC repairs, clients may find this warranty pays for itself.

Repairing Your Home's HVAC Can Be a Big-Ticket Item

What is an HVAC?


HVAC stands for "Heating, Ventilation, and Air Conditioning." Your home's HVAC is the entire system that regulates the cooling and heating of the interior, making the indoor environment comfortable through the changing seasons.

There are four different types of HVAC systems. The four HVAC systems are designed to suit the size and interior specs of a home or commercial building.

Heating and Air Conditioning Split System

A "split system" has an outdoor unit that houses both the condenser and the compressor, and an indoor unit with the evaporator coil and blower. The most popular type of home air conditioning and heating is the split-system central air conditioning. The indoor unit of this type of system is often connected to a furnace or heat pump.

Hybrid Heat Pump System

A "hybrid heating and cooling system" combines an electric-powered a heat pump with a furnace fueled by natural gas, propane, or fuel oil. Air conditioners are heat pumps actually work in reverse to provide efficient heating for your home. A hybrid heat pump system is one device with the purpose of efficiently both heating and cooling your home. A hybrid system often doesn't work as well in climates where the temperature regularly dips lower than 40 degrees, because the heat pump isn’t intended to work at high capacity. When temperatures fall, a home's furnace turns on to heat the space. On extremely cold nights, most homes will require a furnace backup.

Ductless Mini-Split Heat Pump

Where ducted HVAC systems don't work - in renovations of some historic properties, for example - a duct-free HVAC system may provide a heating and cooling solution. A ductless mini-split heat pump can also work in conjunction with existing ducted HVAC systems. A ductless mini-split unit can be installed in zones with additional heating and cooling needs. For each outdoor HVAC unit, a home may be able to accommodate as many as four indoor air handling units covering separate zones or rooms.

Packaged Heating & Air Conditioning System

Conveniently "packaged" all in one unit, a packaged HVAC system contains a compressor, condenser, and evaporator, and is often located near the foundation or on the roof of a structure. A space-saver, the packaged HVAC system is a practical option for homes and offices useable space for the components of split systems.


How much do HVAC repairs cost?


With a wide variety of variables, including the type of an HVAC system, the age of the system, and the system's maintenance history, the base price of an HVAC service call can range from $40 to $250. The HVAC technician will charge for both time and diagnosis of the unit's problem.

If the HVAC technician determines that the problem is electrical, a licensed electrician may also be required to service the unit. In addition to the HVAC technician's service fee, factor in the cost of repair labor and parts.

HVAC repairs can result in a hefty repair bill. For example, repairing a refrigerant leak can cost anywhere from $200 to $1,500. Smaller HVAC issues, like circuit breakers and fuses, can run between $50 and $200. Need a new thermostat? Depending upon your home's HVAC model, a thermostat can cost anywhere from $80 to $300.

What is a Home Warranty HVAC Inspection?


An HVAC certification inspection is an optional inspection to make sure that a home's HVAC system is in good working order. An HVAC certification inspection does not affect the level of coverage (standard or supreme). It ensures that the home's HVAC system is functioning efficiently and as it should, so that HVAC coverage can be provided.

An HVAC warranty states that the HVAC systems and appliances must be in good working order at the beginning of the service agreement to be eligible for coverage. This is true with both standard and supreme coverage, as well as with listing coverage. An inspection provides this verification of HVAC condition.

If there has not been listing coverage with the A/C and heat pump option added, or if there is no existing HVAC warranty on a home, the coverage provider has no history to draw upon to verify that the HVAC system was in good working order. Sudden HVAC failures that can happen at any time - a fuse, the capacitor, electrical items, etc. Providers of Home Warranty HVAC inspections also know that there are HVAC failures that build up over time which can cause a denial of coverage.

A home warranty always considers the cause of the failure to determine whether coverage applies.

An example would be a claim placed 2 days after closing on a property, and a technician finds a leak in the evaporator coil resulting in the system being 4 poungs low on Freon. Because that type of condition doesn't happen in 2 days, the claim would probably not be eligible for coverage. On average, it takes about a month for a pound of Freon to leak out.

On the other hand, if a technician determines that the problem is the capacitor, which can fail suddenly, it would probably be covered by an HVAC warranty. A Home Warranty HVAC Inspection documents the current condition of the heating and cooling system, and helps protect the property owner.
