Good morning everyone. Just want to let you know that I'm coming from Waterford, which is a master planned community in Northern Brunswick County.
So the Waterford community is one of the first master planned communities. It's in Brunswick County, just off of Route 17 in the Northern section of Brunswick County, close to downtown Wilmington, but easily driveable to either the Southern Brunswick County beaches, Myrtle Beach or Wrightsville Beach to our north.
It's 575 acres and just shy of 1500 homes established in 2002. It has 17 miles of freshwater canals that you can either kayak or paddle board through and 12 miles of trails, beautiful clubhouse, which is just behind us with a beautiful pool. It's a clubhouse-style lifestyle, beautiful homes ranging anywhere from $400,000 to just shy of a million dollars. Brick built. So we have patio homes ranging anywhere from 2000 sqft all the way up to three - 4000 sq ft. There are some townhomes that are three plus bedrooms, two car garages.
Waterford is comprised of 19 small communities that all have their own gate and all are connected through walking trails. So 12 miles of walking trails, 17 miles of canals that are all interconnected throughout the community.
The community is ideal for somebody who is either downsizing or someone who is looking for a more active lifestyle, somebody who's just retired and says that I am ready for some more outdoor living. There are families. Buses come through all of the communities, pick up the kids in the morning, take them to school and drop them off in the afternoon. Retired people. People actually who work and go downtown and work a job and come home.
I think the reason people choose this is not only the fact that most of the lawn care is taken care of for them, so they don't have to come home from work and cut a lawn, but it's also the activities that they get to do without having to drive somewhere to do it. They can just walk out their front door, take a walk, take a drive over to the pool and take a dip, relax, and then come home and do it all over again.
If you enjoy a lifestyle that is built around walking, cycling, paddleboarding, playing tennis or pickle ball or just lounging at the pool, this community could be for you: close to shopping, close to the beaches. Anything that you could desire, it's here.
Waterford is one of the originals, and if you go further down 17 - if this is not something that you want to build in because there are no resales at this particular time for sale - you could go down to Magnolia Greens, which is just a little further south, that has 27 holes of golf, the same brick style homes that are all patio homes anywhere from 2000 to 4000 sqft.
Or you can go a little further south to Brunswick Forest, which is another master planned community of eventually 8000 homes, again the same lifestyle of gyms, wellness centers, pickle ball, tennis, walking trails, biking.
If bocce is your thing, there's a good group of guys that come out every morning. They have a couple of bocce courts and it's shaded by the nice tall pine trees. And, they are serious about their bocce. Yes water aerobics in the morning, women are just walking in with their noodles, getting ready to get fit!
Because it's mostly built out, if you have an agent or if you're looking for a real estate agent, they can take you through Waterford and show you what's available, whether it's a home site or a resale home.
