You've finally found your dream house. It has all the features you are looking for, from shiny hardwood floors to a walk-in closet and an amazing location - all for an irresistible price. But those aren’t the only factors that go into getting your perfect home. Here are ten crucial questions to ask your real estate agent before you sign on the dotted line.

How old is the roof?

This is one of the most important things to ask your real estate agent. The price of asphalt roofing replacement is extremely pricey and is more common in beach towns like Wilmington. So ask your real estate agent how old the roof is, because the last thing you want is to buy a home with a damaged, weathered-down roof.

What are the parking restrictions around the house?

Here are a few more questions about parking: How many parking permits do you as the homeowner obtain? And can you get more if you decide to throw a party? If you have a large family, will the garage and driveway big enough? And if not, are you allowed to park on the street?

No matter your lifestyle, no one wants to worry about where to park at their own house.

What are the monthly utility and maintenance costs?

So the house itself might be a dream price, but what about the other costs that come along with it? Find out what kind of power the house uses and the monthly bill it will add up to. Find out what the costs of water, waste removal and any other utility included will cost as well. If the price is still in your range after those questions have been answered, you are one step closer to being a happy home-owner.

Has the house had any pest infestations?

Another big thing you do not want to worry about is pests in your new home. Ask your realtor if there have been any infestations and if so, when was the last time pest procedures were enforced. Try to get termite treatment included in the price, since the best time to rid the house of pests is when it is vacant.

What is the home's sale history?

When was the last time the house was sold? And how much did the previous owners pay for it? This is essential information to know. Even if it does have all the features you are looking for, you do not want to be overcharged. Get the best deal possible by asking your real estate agent these simple questions.

Has there been sewer backup or broken pipes?

You should know if there been any problems with the pipes or sewage. Even though this might not sound like a huge deal, broken pipes have been estimated to account for 22% of all home insurance losses. Ask first, and if you still have suspicions, get an inspector to double check.

How much are the current property taxes?

Typically, the property tax history can be found on the homes listing detail page. If you are not able to find it, you can ask your agent to get this information from the seller. You must understand that the property tax is a large percentage of the house’s value. In other terms, it can be a huge additional price if not chosen wisely.

Does the house have any unusual history?

In many states, including Wilmington, NC, sellers are legally bound to inform you of any crimes or murders committed in the house. But what if a celebrity lived in the house? Or a TV show was produced there? Even though these might not sound like negative things, having random people knocking on your door could get quite annoying after a time.

Are there warranties on the appliances and HVAC?

This question can help you establish how old the appliances and the HVAC system are. This will then give you an idea of when they might need to be replaced, and how much the replacement will cost. After you find out the important details, you can decide whether or not you need a home warranty.

Did the sellers make additions or renovations?

Knowing the answer to this question will help you determine how much money the sellers have invested in their home. Typically, the sellers will give you an idea of how much money they’ve put towards improving their home. But as a buyer, do not feel pressured to hand over as much money as they put into those renovations.
