I think the challenge... is that the people who are saying, "I'm just going to wait a year or two," may end up waiting three or four years to get to an environment where there's more availability of homes on the market. I think consumer sentiment, which is printing at a 30% optimism rate, is really, really low. It's near 30 year historic lows for consumer sentiment saying that now is a good time to buy a house...
A lot of external forces are pushing and pulling on the market. But there's no weakness in the real estate market. There's no risk of any kind of a collapse, because when you look at the risk analysis that the banks have right now, the number of mortgagees that are in default or in forbearance is miniscule. And even though lending standards have loosened just a hair, the banks are being very, very diligent about making sure that they're lending money to qualified buyers that are going to be able to pay the loans back.

On October 3, the Friends of the Arboretum will host a celebration of Hispanic and Latino culture with food trucks, music, entertainment, a scavenger hunt, and a COVID vaccination station. The free family event will run from 1-7pm at the Arboretum, 6206 Oleander Drive in Wilmington.
KBTers Salina Wilkins and Nancy Baldridge (left and right), visited Hubb's Farm in Clinton to admire the sunflower fields. Hubb's Farm is an agritourism fun park offering seasonal events and activities, including its famous corn maze and pumpkin patch, open now until November 7.

Team Updates | kudos and welcomes
Janine Pugh has joined the board of Access of Wilmington, a nonprofit that works to eliminate barriers to health and wellness through sports, recreation, and fitness for community members with disabilities. Access operates six different programs: The Miracle League of Wilmington, ACCESS Fit, Project SOAR, ACCESS plAy, Recreational Therapy, and Accessible Adventures.
Janine (pictured on the right, with her daughter Samantha) has been an active parent participant in Access programs. Samantha plays softball with the Miracle League team Atlanta Braves.
Janine is Director of Recruiting/Lead Generation at KBT Realty Group. When she isn't help further the goals of Access of Wilmington, she is looking for talented real estate agents to join the KBT team.
Deanna Hooker has lived in North Carolina since 2008 as a full-time/full-service Realtor® helping both buyers and sellers achieve their real estate goals. After graduating from University of North Carolina - Greensboro, she spent spent several years working for a multimedia company as a marketing manager, structuring successful corporate media campaigns throughout the Southeast.

Nancy Schappell, who also joins KBT this month, says that her clients call her the ultimate match maker, and that her passion has always been rooted in customer service. Her career started as the manager of her husband’s health care practice, and together they built a successful practice from the ground up. After managing her husband’s office for ten years, she started in Real Estate in 2006. It was an amazing fit for her customer services skills and her creative vision. She sees not only what a house needs, but also how a house can be transformed into someone’s dream home. Nancy has spent the last 15 years helping people buy and sell homes, staying in the top 5% of realtors, year in and year out. Whether it’s buying or selling a home in a master plan community like Brunswick Forest, or a dream home on the beach, Nancy is confident that her expertise will get clients to their next chapter. In her spare time she enjoys golfing, cycling, and baking, and volunteering with dog rescues helping transport dogs to their forever homes.
