Market Expertise | Real Estate Market Trends

I think the challenge... is that the people who are saying, "I'm just going to wait a year or two," may end up waiting three or four years to get to an environment where there's more availability of homes on the market. I think consumer sentiment, which is printing at a 30% optimism rate, is really, really low. It's near 30 year historic lows for consumer sentiment saying that now is a good time to buy a house...

A lot of external forces are pushing and pulling on the market. But there's no weakness in the real estate market. There's no risk of any kind of a collapse, because when you look at the risk analysis that the banks have right now, the number of mortgagees that are in default or in forbearance is miniscule. And even though lending standards have loosened just a hair, the banks are being very, very diligent about making sure that they're lending money to qualified buyers that are going to be able to pay the loans back.

Local Expert.pngDowntown Wilmington has a friendly and active network of neighbors who share a love of historic homes and preserving the Southern charm of the city. Less than three miles from end-to-end, people who live downtown walk to restaurants and entertainment, or just to enjoy a sociable chat from neighbor's front porches. Many residents of Downtown Wilmington have lived in their homes for decades, and enjoy telling the story of their renovation and ongoing efforts to maintain and improve their properties. If you get out and have a friendly "hello" ready, within a month or two you will know almost everyone's names.

The Residents of Old Wilmington (ROW) is a non-profit membership organization that encourages social connections and advocates for the preservation of the downtown neighborhoods. The ROW Christmas party is a wonderful opportunity to meet downtown neighbors and make new friends, and their fundraising activities - like the Back Door Kitchen Tour - are a great way to get involved.  anne.JPG

Reviews | feedback from our clients

  • Working with KBT was like having a best friend, advocate and personal home manager all in one! They were extremely responsive and were on top of every tiny detail! It made me feel very secure in my home buying process. Thanks Teri Moylan and Kristine! - Meag McCusker

  • KBT has provided us with a very professional, reliable service experience. The entire team was a pleasure to deal with. - Sami Jarroush

  • The organizational structure at KBT Realty was very impressive from beginning to end. We met with Becky Brown at our townhouse on a Thursday. We worked with her listing coordinator to setup pictures on Monday and by Friday the townhouse was on the market. We had multiple showings and within four days, we accepted an offer. We then worked with her closing coordinator and because it was a cash offer we closed in 10 days. - Scott Cole

  • I have been working with Adam Hashem for the past 3 months. Adam had made the dreads of home buying easy! He has expertise in the Wilmington and surrounding areas, and he helped us eventually decide on a fantastic neighborhood in Leland! I look forward to the next time we will work together. - Logan Fanjoy
