What's Up | what we love about Cape Fear winters

Mild temperatures: daily high temperatures range from 56°F to 62°F, and rarely fall below 43°F or exceed 74°F. Daily lows are usually from 38°F to 42°F. The temperature from December to February averages in the 50s.

Comfort food and coffee shops are tailor made for cooler weather! Find a hearty Southern-style brunch at The Basics or Dixie Grill. Local coffee stops like Java Dog, Port City Java, and Bespoke, welcome you and your laptop for an afternoon of remote work.

Cape Fear winter is definitely "off season." Tee times, dinner reservations, kayak tours, and pickleball court time are easier to get. Traffic is little lighter, too.

Local beaches loosen dog restrictions. Some that don't allow dogs at all, switch to dogs on-leash allowed, and others that have dog walking curfews adopt more lenient hours. Check with local municipalities about dog rules for beaches.

Sunset is earlier, and sunrise is later, which means that catching our glorious North Carolina skyscapes is more convenient! This time of year, locals bundle up and find a place on the beach to watch the sun come up and enjoy a good walk.

On the theme of shorter days and longer nights: there is more time to enjoy the nightlife in Historic Downtown Wilmington, without the crowds. Take a sunset horse and carriage ride (check out their Valentine's theme tours), enjoy a world-class dining experience at any number of downtown restaurants - some of our favorites are Pinpoint, Caprice, Manna, Savorez, and RUMCOW - or grab a designer cocktail at The Blind Elephant.

Community Spotlight | master-planned communities

Where We Sell thumbnail copy.png

Resort style living on the North Carolina coast is a top feature of the area's many master-planned communities. From St. James Plantation and River Lights, to Landfall and Brunswick Forest, large-scale residential neighborhoods offer a large number of recreational and commercial amenities, including world-class golf courses, tennis and pickleball courts, lakes, parks, playgrounds, swimming pools, private clubhouses, and often restaurants, medical offices, and retail stores.

Although the average master-planned community is more than 2,500 acres and located in a suburban environment, the tri-county area of New Hanover, Brunswick, and Pender offer master-planned communities of varying sizes - from 700 homes to more than 8000 - and a variety homes and lifestyles. Residents opt to purchase in Cape Fear's master-planned communities to experience a self-contained environment and ease of access to the lifestyle they are looking for.

Take a closer look at Brunswick Forest, a master-planned community in Leland, North Carolina.

Buying Your Next Home | new construction vs existing home

Home buyers who cannot find exactly what they are looking for in their next home have the option of purchasing new construction.

In 2020, about 13% of buyers opted to build their next home, compared with 87% of home buyers who found an existing home that met their criteria, according to the new-home-g49971520f_1920.jpgNational Association of Realtors’ 2020 Home Buyer and Seller Generational Trends Report. If you are debating between new construction or purchasing an existing home, you should discuss the pros and cons with your Realtor.

If you are thinking about building your dream home, your search will start with the purchase of land in your ideal location. Buildable lots are available in oceanfront communities, in rural settings, and everywhere in between.

Find a list of pros and cons of new construction versus resale to help you weigh your home buying options.

We celebrated KBT's 7th anniversary in January!

As we enter our 8th year of providing our friends and community with the highest level of service possible, the entire KBT team says, enthusiastically, "Thank you for your confidence, your loyalty, and for being part of the KBT family!"

Reviews | feedback from our clients

five stars.jpeg

My experience with Teri and Krystal has been awesome!!! I have never had to deal with buying a home alone before and it was a challenge for me. They both helped me every step of the way and listened to all of my questions and doubts about making decisions!!! Moving long distance is never easy but they made it possible for me to just move in and they handled any problems or questions I had!!! I would recommend this team to anyone that is looking for a new home! - Brenda C.

Everyone at KBT Realty were great to work with. - Len Wasniak

Working with Kristine Roody and the rest of the KBT was like having a good friend, advocate and personal home manager all in one! They were extremely responsive and were on top of every detail my wife and I asked of them! Despite several drops by our builder they helped pull together a smooth closing. It made me feel very secure in my home buying process. - Arthur Gepner
