COVID-19 Revised Appraisal Guidelines

KBT: We've heard there are changes that home buyers should understand in the appraisal process right now. What are the most recent updates?

Adam Slack (pictured above, left):
Processes for property appraisals have been changing daily, in light of the COVID-19 social distancing requirements and business restrictions.

Tara Jones (pictured right): It’s been interesting. Each change does seem like it is for the better. On your conventional loans, Frannie, Freddie, tarajones.jpgon primary residences, those are desktop versions for now. Which means that the appraiser doesn’t have to go out. They can just do an AVM (automated value) and that is not only beneficial for people who may be living in the home, but for the appraisers health safety as well. The appraiser doesn’t have to leave their home for this scope of work. That has been a really big win in the mortgage process.

How will other changes in home appraisals during the COVID-19 curtailment of business-as-usual impact your real estate transaction?

Keeping Home Buyers and Home Sellers Safe From COVID-19

KBT Realty Group is committed to implementing healthy strategies for home search and home sales. Deemed an "essential service" by the North Carolina Governor, members of the Association of Realtors are allowed to continue to operate — at restricted levels — during the COVID-19 pandemic.

As they work, Realtors at KBT Realty, and throughout the southeastern North Carolina region, are taking proactive steps to ensure the safety of themselves and their clients as they work together to buy and sell property.

For many prospective home buyers, the need to move is essential, whether it is work-related, or an important decision involving family or health reasons. Your real estate agent will be able to educate you on implementing social distancing restrictions, leveraging digital home search solutions, and understanding all your options as you work through searching, viewing, and purchasing your new home.
